Radar Perene / lens imobiliaria
Real Estate Lens
The Real Estate Lens reads Brazil's property axis — sectoral regulation, credit, REITs, indices, valuation. It cross-checks with the IMOB intermarket basket (18 constituents) and the IFIX/IBOV ratio. Mortgage credit signals, SINAPI, and FipeZap enter as primary series when real-dated data exists.

What this lens covers
Seven slices: sectoral regulation, mortgage credit, the REIT market, indices and valuation (FipeZap, SINAPI), urban legislation, municipal property tax, and IMOB intermarket cross-checking. The lens reads both the regulatory terrain and the market signal — IFIX and the IMOB basket help calibrate where capital is positioning before regulation moves.
How Perene reads this lens
Real estate reading mixes regulatory and market signals more intensely than the other lenses — the property cycle is priced by capital almost before it becomes public policy. The engine declares two biases in the IMOB basket (look-ahead weighting and survivor bias) and preserves directional signal accordingly.
